Of course I know it’s there, the inspector wasn’t worried and advised me to clean it with bleach as it was dry, so it must have been from some older, but since fixed water damage from the 2nd floor unit.

I would never do this without a very healthy down payment and understanding that you just signed up to be their contractor/designer and hold their hand through the process.

I inspect my own properties once a year, I try to take care of the things that reduce later damage like cleaning the gutters and servicing the furnaces.

But sometimes it's necessary to keep the books healthy and take care of major items.

Full paint and flooring (including removing some wall paper and glued down laminate flooring), patched holes in walls, replaced cabinet doors that were missing, replaced a few lighting fixtures, reconfigured closets that were missing hardware, cleaned up back yard.

They can't clean it once in a while?

So as long as they were healthy and able to work, they did great, and the moment their health suffered, they were rendered homeless.
