When the bank buys it back at sheriff sale and it goes REO (usually listed on mls), they clean the title and all the liens.

The problems I am running into are due to gaps in certain payments like maintenance and carpet cleaning.

To provide some context, I have a 780+ credit score, looking to borrow $142,000 with a completely clean history and no loans.  

After connecting with a few investors who seem to be where you want to be consider asking them for coffee and once there letting them know that you're eager to get involved in REI and would love to help them out (answering phones, cleaning office, some skill you have) in exchange for guidance through parts of the strategy that you're unclear on.

Current Rent Roll so you can see if tenants are paying and up to date.A copy of lease agreements so you can see when each lease is up, if a tenant moves out while you are closing you may have to pay to have carpets cleaned/replaced, repaint etc.  

We got one with clean title however its unclear to me who owns the solar equipment now?

In addition, after leaving, the property manager contacted him saying I did not leave it rent ready and the landlord asked if I had planned on having professional cleaning services come to clean the house.

We didn't have to actually go through an eviction because she agreed to move out and clean the house if we would let her make payments for the back rent.

With no contract on the house he cant close anyway but I want my offer to be accepted and as clean as possible.
