I'm evaluating two mobile home parks with about 70 pads between the two.

I’ll add one more to what Dennis said , to the original poster (can’t look back I’m on mobile) check your landlord laws there in Ohio and if the cards are in your favor give them a nice early Xmas gift.

Hello when buying a mobile home park and it comes with park owned homes (poh) and plan is to sell the homes to tenants and all you want is the lot rent, Do you fix up the homes and sell to the tenant already in place (while they currently in there) or do you sell it as is to the tenant already in the home?

Me and the guy put together a quickie mobile home (this was back before quick connect fittings i.e. sharkbites) setup with about 6 fittings, and he said "Push this end on the pipe and it should stop the water."
