(instead of getting new financing)  A $300,000 mortgage at 3% is $1,264 - but a $300,000 at 6.53% is $1,902 - so I simply save / cash flow $638 a month.

We try to warn owners that an agent getting a commission for finding a tenant is fine, but having that same agent do the screening is a MAJOR conflict of interest. 

I have listed my property on Zillow with rent of $2700 but I see that for 4 bedroom houses the section 8 gets closer to $4k from the government.

We've been in communication about getting everything repaired until they found out the contractor said it would take approximately 4 to 6 weeks to fix the spots of drywall that have been removed and to repaint, etc, and now their responses to my texts are less and less.
