Hey guys, I've been getting educated about purchasing apartments for several months now and I while I recognize I'm at a point where I have a lot to learn and I don't know what I don't know I believe I found an opportunity worth pursuing and I don't want to miss out because of fear/inexperience.Here's building- It's a 51 unit in a rural area (45 min drive from Philly/Conshohocken) with low crime/unemployment.

I have definitely found some juicy vacant houses driving for dollars, but have not heard back from home owners.

I have found out from court records that the mortgage company has been paid his debts back In August so I am thinking that it is too late to contact the heir and now it’s considered bank owned (Or is It?)

I searched for properties, found some homes and investors, only thing left is the assignment contract and escrow companies.

I made a fair profit, left the property better off than I found it, and had a great tenant.

I have not found a bank that will give you a personal loan if you hold title in an LLC.

I found BP after attending a Than Merrill seminar.  

What really upset me, is last night when I took my dog outside, I found a note on my back porch from someone asking me to call them about my house for rent.  

I have found that information is totally misleading.
