The commute wouldn’t be so bad from my work(Boeing).

If you are going to do a bad job or can earn more in your own time than the amount you need to pay in labor to complete the task than I completely agree.

The upper unit tenant has 4 cats and smells quite bad, so I've asked my realtor to check on their lease so that I know how I could proceed with removing the tenant so that I can do a rehab.   

All the info you get off cozy is much more valuable that anything they write down on the paper application, plus tenant tend to only tell you the good things and lie about the bad.

Its not a 'war zone'  but it is close to Avon Ave (which has a bad history)..

They will NOT change.I am sorry you are going through this, but you need to understand this is the result of bad decisions, not bad luck.

They are my problem child so to speak... they fight often, slow pay and keep the yard a mess....

But these are also excellent opportunities for bad actors to collect money from a buyer and then fail to deliver when the contract is fulfilled. 

It's possible that the lender may do a little better if they list them each individually but foreclosure seems like a bad path for them.
