But being in college is a fun time and the responsibility of finances is foreign to a lot of college students (most people I knew weren't working to put themselves through college; those people did exist but most of us were able to study, have fun and enjoy the college experience; I worked when I didn't have class to earn some money but life was simple during that time).

"Terms" investing was not foreign to me however I wanted to immerse myself into terms investing and Chris seemed like an honest guy so I took a chance. 

You certainly can, but you would need to register your CA S-Corp as a foreign entity in any other state in which you want to do business.

Like purchasing 2 bedroom house at below 50k and renting them out to English speaking foreigners at $60 or higher. 

Both are less appealing to foreign buyers and the wealthy tech homeowners/beginner investors, so you have less competition and much lower $/Sq ft prices.

It took much longer than needed and lots of calls to a foreign country but we closed with a great deal.

I'm either opening a new LLC in Missouri (already have one in Arizona and plan to invest there as well) or register my Arizona LLC as a foreign LLC here in Missouri.
