This 1st purchase would preferably be a relatively small one, perhaps somewhat of an experimental nature to learn the rope (so even failure would not be fatal).

Even though I took a few years off for my education and had MANY disappointments and failures along the way, including being wiped out financially due to some medical issues and having to rebuild, basically from scratch, I have learned a lot in my journey not only from Jack, but also from Seth Williams, Steve Butalla, Jill Dewitt, Adam Southey and many other names.

Key thing is to calculate Failure.  

What you're suggesting is only going to set 99% of these women up for failure because they don't have a foundation that will allow them to be successful.So I say go for it but think about if you want to help them build a foundation made from concrete or legos. 

Failure to evaluate a property accurately can be costly to the investor.

I think failure is a much better teacher than success.

They unfortunately do not understand the importance of maintaining a professional approach to operating a business and in doing so will set their tenants up for failure in the future.

Spending too much on rent sets people up for failure -- and failure in renting can lead to evictions which will haunt someone for a very long time.  

The Code states, "[t]he tenant of a structure containing a single housing unit shall be responsible for the extermination of any insects, rodents or other pests in the structure or the premises," but for larger properties "[e]ach owner of a structure containing 2 or more housing units shall be responsible for the extermination of any insects, rodents, or other pests in the structure or on the premises except where infestation within a housing unit is caused by a failure of the tenant to take reasonable action to prevent the infestation within the housing unit."
