They charge 5% of monthly revenue (rent minus vacancy) as their management fee which I find to be extremely competitive with what others offer.

Takoma Park has them but the rent control there will kill you.Keep in mind that even in the places I mentioned they only exist in extremely small numbers.

Unfortunately without a contract, verbal agreements aren't worth much.... this happens quite often...I always try to stress contracts if your extremely interested in a property... sometimes others get contracts/offers in faster so it's just part of the game.

I wouldn't want to do real estate full time, but just to save on costs when flipping houses in the future.As far as having someone in Portland to manage things while i'm gone, I have one very very close friend that is extremely responsible and willing to help out whenever needed.

The issue is her tenant is nice, but extremely weird about letting anyone into her property.
