I'm already pursuing the strategy of avoiding lower income markets and left in the hands of folks who really do not give a crap about quality of service, maintenance and property management, I fear things will get a lot worse for our most exposed, hardest working, hardest struggling community members.

It will boil down to maths and probably a simple "T-Chart" to compare FlipOS vs the regular flip (HELOC, cash, HML, portfolio loan, alien money, whatever)....ROI... how much do you need, how long that money will sit for, how much will that money return, and how much risk are you exposed to.

I think if I were young and just getting started, I'd get my RE license and start selling RE on the side or full time so I don't expose myself to market risk at this phase of the cycle but still take advantage of a hot market, get paid to learn, build my network, and save up investment capital like crazy.

Remember that there are simple off the shelf and cheap incorporating packs like one from rocketlawyer or something, but it does not protect you 100%, if you do not maintain your llc/corp books correctly, it will not give you enough protection and those small holes could prick your corporate veil thereby exposing your personal assets.

Obviously, there is functional obsolescence, and exposed knob and tube can be a factor (although enclosed in walls and ceilings is generally fine, attics and basements are your issues, generally).In first reading, I am less concerned about the property age (every property I own was built between 1914 and 1952), but more with the 10% assumption on vacancy, capex, repairs and management.
