I do know that the market is reaching its peak but how have those experienced in particular taken advantage of those moments the real estate market has reversed direction.

I networked and formed a team first before looking at deals.

I would say stick to one market and grow a team within that market. you will need a great team to invest out of state.

Can any of the experienced investors share what I could do to fill that need?

nice post.. were i see 100% financing is for EXTREMELY experienced operators that have been with their HML for years and years.. and the deals are no more than 60 to 65% LTV.. this does happen.. but its only for those special few repeat clients that have years of working experience with the lender. totally agree on the ones that require a larger fee up front I just hearken on the American Greed episode with Remmington Financial the King of pump and dump due diligence lenders.. 

I am willing to shadow an experienced investor in my area to help or just learn the ropes of doing a deal head-on.

Obviously there is a lot of factors left out of this (will bank approve, you name another etc) but just from a theoretical standpoint is what I proposed (using tenants $300K down payment as a down payment for my traditional loan) illegal or just not feasible and I've completely missed something here that more experienced people can explain to me when they are done having their chuckle.
