I would never do that.Real estate should be an ethical business.

I have learned this the hard way as I put allot of time and effort trying to help a new investor to just have them have no follow through or the work ethic needed to succeed in this business. 

I can only speak for the people at Mid South Home Buyers; they are good people, they try hard, know what they are doing and run a ethical and good business.  

They walk the very edge of what's legal and step way over the line for what is acceptable business practice as well as just plain ethical.

The Entry Only or Flat Fee model is not for everyone and there are a ton of very good and very professional Listing Agents out there that are worth the money .... but unfortunately they are not the majority. ....and Entry Only listings are just a tiny fraction of the market (much less than 1%) so no need to concern...keep doing what you are doing, ethically and professionally and you will always have good paying listings.

Wow, 60 hours of work a week and you are looking to BRRR, great work ethic!

That generally means an old fashion hard and long work ethic.

You may want to check out the code of ethics, ARS, and commissioner's standards to see how they may alter your current way of handling buy/sell business and investments.
