Bank wouldn't let me take out more than I put into it but, long story short I'm into the property for zero $ (well, legal fees and some environmental testing). 

Maybe there is an element of truth to that point of view.

One big part of the success of this is the human element of getting a reliable tenant.

I would say the most important element of getting started that will be predictive of your success is finding a good mentor and manager.

Investment properties have a unique added element, and that is opportunity cost.

Since this will be a commercial lease, you can include elements that would be in a CFD arrangement, like paying insurance, taxes, maintenance, (triple net lease), management and the right to hire workers, to get things repaired as necessary.I'd suggest you keep the lease toa minimum as to payments and finance an option price.Might search here on BP about master lease.

You still need to continue accumulating additional funds for every element, for every year "remaining life".
