I can pass on Property A, but if i get outbid on Property B, or the inspection comes up with major issues, I would be left with nothing.  

Eating up half your profits.When you run the numbers again, with all this considered, I think you'll see it's a pass (for me, at least).

There are plenty of bars, and you can usually find things to entertain yourself.

It is being sold "as is" in fact my husband pulled a pressure test on it (he is a plumber and contractor) and it did not pass so it likely has some broken pipes.

I still get things wrong and pass and good deals, while taking risks on marginal ones.  

from a legal standpoint, you can even wire and plumb your own house, as long as it passes code and inspection.
