If you're going to plat quiet title with people who will fight, exoect that they will not give up easily and may want to sue you for punative damages.  

One just about totaled the house, car left the road, at 4 AM and went through the concrete foundation and ended up in the basement, causing severe structural damage. 

Again - if you don't own the property, you tend to treat it differently.Finally, some HOAs have gone to an HOA security deposit system to ensure damages to common areas are paid if caused by renters.Not intended to be legal advice but just commenting as to my experience.

Rehabbed side only needed to be dressed up.

Also look into if there are violations or damages that made the building go vacant. 

Your feelings and the tenant’s feelings have now damaged your landlord/tenant relationship with each other. 

Once we started construction, we ran into several major problems including a steam pipe running through a kitchen wall that we were planning to open up, a huge leak inside a couple of walls that required the replacing of a whole exterior wall, damaged subfloors, major termite damage that resulted in a replacement of the sill plate in the master bedroom, needing to upgrade full electrical service (and split it into two separate panels) and a corroded water line that required emergency replacement all the way to the street in the middle of winter during record setting cold temps and a snow storm. 

It could have framing that isn't up to code under it or plaster that's been furred out or even suit from fire damage (I've seen it).

No damage, a clean, professional job, but lesson learned for next time.

Use the security deposit for damages.
