Evaluate the commerical property as just that a commerical space not as a commerical kitchen as you are being charge for the attributes contributing the kitchen aspect which can be removed.

They said they loved the re-purposing aspect and that it was a small-budget project.

I invest out of state and the due diligence questions are absolutely crucial because I can't just drive over and check on these properties.

ANY advice you want to share will be very much appreciated, I'm out of my depth on this aspect of investing.

Also, don't be wary to analyze properties here in California for the appreciation aspect as well. 

The key is to focus on the aspects that affect your business and bottom line.

Find what aspects of that toil gets you motivated, fits your talents and you will do awesome.

@Jon Adamowich, to answer your question, I think everyone looks for different numbers and prioritizes different aspects of their investment.

My question is, how do I figure out how much the guest is worth, in a rental aspect and how long to estimate life expectancy of my husband and I. 

The profitability vs comfortability aspect was key for me & I’m planning on my first house hack in 6 months.
