Not only the tallest (still tallest I believe), but buildings that actually look twisted (really don't know how they line those up correctly), another that looks like a sailboat, another that looks like a sail, another inverted etc.

Your methods are correct, when partners split through court actions the valuations are often done by averaging two appraisals from each party.

For the life of me I can't locate anything relating to whether or not a land line telephone connection is a requirement for a LL in my state (Ohio).If this isn't a requirement and we don't correct the issue I can see it being an additional cost to the tenant should they want this service.

My primary focus area is just west of the area you are focusing on (assuming my assumption is correct) and I would say the average rents are between $1k and $1.5k for a similar sized house.As Will Barnard mentioned, my primary concern would be the sustainability of the rent levels.
