Without knowing the circumstances, I'd suggest keeping your cool, having a distant, courteous tone in your correspondance and keep giving them the limits.

They already have virtual tours in place and cool perks like Amazon and dry cleaning lockers.

Cool Springs / Tilton Park (West Side) is an area I was looking to invest in (still would if I found a deal).

Hi @Stephen Brown, Call the utilities again and tell them you are considering purchasing the property, and are just looking for the average for the year, or three months of each heating and cooling season. 

On our first day of being newbie landlord, one current tenant called and said “ it is too hot in the units, can you add a screen door to door so that I can open door to cool it down” and then “can you install AC in the unit?
