How to run numbers on a multifamily
Hello BP Nation,
I'm in a little bit of paralysis by analysis. I'm only analyzing SFR because I don't have to account for utilities but I know that it would be smart to analyze MFR because that is another option I am considering. So my question is what is the best way to guesstimate these expenses when anlyzing a property that is off-market and not being sold? I've tried calling utility companies but I could only get gas, not electricity, because they can't give out that information due to privacy issues. Then how would I estimate water bills if I don't know the meter readings? Do you just call the city and get a quote and then divide by the number of units?
