Can you list out the common things that needs to be done and addressed from a rehab perspective in order to make it rent-ready?

I think it's a common assumption that the answer is always "more".

While purchasing out of state can be a little scary for your first deal, it is pretty common for investors in expensive markets to do this.

In TX, looks like 10% CoC is no longer super common.

Are you seeing minisplits more common these days?  

Babies take up less space and it is common for babies to sleep in their parents room when they are first born. 

We have a nicely remodeled house here, but I suppose land is just really valuable in Seattle.I actually called the county ask about this back when I got the property tax update, and they said it was not an error. 

Otherwise, removing it and installing a Hardie plank type product is a common solution.
