At closing there is no difference from a traditional sale/purchase.

Often times when my clients close on their investment properties, they come to me and they ask me what kind of styles should they go for when renovating their property.After going through lots of homes with prospective buyers showing my properties to tenants I have gotten to know what people like and what people don't like.Let's get this one right out of the way: STOP USING GRAY!

They will inform you of the problems but still close per your instructions.The unpaid payments are called arrears and they must be paid to settle the preforeclosure.Preforeclosures are a bit tricky and should involve someone who knows what they are doing and what each sides options are.

I'd just send them a move out list of what they need to do and if your lease states that you can show the place (with proper notice), I'd remind them of that and try to book showings as close together as possible to minimize the disturbance to the tenants. 

It doesn't seem to follow your format as closely as I was hoping (I know it was developed with a fair amount of input from Bigger Pocketers), but it looks quite helpful in many ways.  

I suspect my poor experience with Furnished Finder is because my units are very close to Harvard & MIT and, as such, are very popular with visiting scholars who are willing to pay top dollar for the amenities and location.

Conversely, some nurses might want to "get away" from where they're working and drive up to 30 minutes away in order to enjoy a more rural, quieter rental.Safety, furnished, and ease of getting to/from work, closeness of restaurants, and "not like a hotel" types of properties are what I would look for in a rental.Would love to hear more about your real estate journey as it progresses!
