When a motivated seller calls you,  I would like to know which would you preferAutomated VoicemailCall Centers or You yourself answering the phones?

I am approaching 40 quickly and I feel like I'm in that midlife stage of starting in real estate!

Hey all, I am currently in the beginning stages of starting a flip/buy and hold career that I am planning to at some point allow me to quit my 9-5 so I can pursue REI full time.

I'm new to the real estate investment community and still in the early stages.

It only shows the rental price during the active stage not what it actually rented for.

My budget overages were due in part to the purchase of staging furniture, which I am carrying as a loss, however will move to other houses.

.• location - I'm a believer that if you want quality tenants, location should be priority I.e (good school districts, low crime, middle to high income families, access to shopping centers and freeways, etc..)• Quality - To start off make sure to buy a property that is not going to require major repairs.

Even if you're new chime in, just let us know what stage you're in on getting things done. 

The blue pins are the 17 major Walmart closures in the continental US (A couple doubled up, sorry) I promise they are all on there, just most of them are covered up by the green pins that are the majority of the Amazon fulfillment centers.
