For $500k, you could pay 10% simple interest over a 15 year period, with a full $500k balloon at year 15.  

Honestly it’s the simple stuff....run them through an application process like on Zillow where they have to pay, that filters the not serious ones out, and then just actually call references/jobs/employers to confirm the info.

If your price is higher then you're overpaying, as simple as that.
