I'm about to embark on my first commercial real estate development project.I plan to buy a ~1acre property in Georgia to construct a 20,000sqft building with the following breakdown:8,000sqft retail space7,000sqft warehouse space5,000sqft office spaceI'll be using some of the office space and warehouse space for myself.

Also thinking of buying a single family and then flipping it to a developer to tear down and build new multi-family that seems to be going up everywhere.Any advice is appreciated!

Does anyone make buyers sign a hold harmless similar to buying a bank home as is or is that not common for flips?

@Joshua JonesThat low amount gonna be challenging- my recommendation is to focus your time on doing what needs to be done to save $10k of money so you can start buying with your own funds

I recommend for out of state investors to buy in a class B or A area and a nice well occupied building.

If you can buy a 16-unit complex or 4-quads which would you recommend and why?

I have a HI rental property that would be better to sell and buy something newer.
