Sell to my long-term tenant for $400,000, and invest proceeds in stock market, while avoiding new roof expense in a year or two and taking a gamble on new tenant when current one leaves if I don't sell him the house.2. 

I mean we all pay taxes in some form; I would rather them be used to ensure people have a home than on corporate tax breaks, billion dollar planes that don't work, a stupid racist border wall, and as a gift to Israel so it can be used to kill Palestinian children.

Other investors gambled, overpaid, negatively cash flowed, and got wiped out.

I live in the slightly more gentrified section of HP (one block north of the park/border Logan Sq.) - and SFH are more like 500k already. 

Real estate is a big lumbering elephant compared to the nimble stock market, but it's still a gamble to wait to time the market for downturns and upturns.   

She also mentioned that there had been a number of offers that exceeded asking price.She has mentioned this a few times to me now in an effort to show she did her part to make sure the property appraised, however, I feel it borders on unethical.
