HOAs aren't the best investments because fees can get very expensive, the quality of the HOA can change on a dime depending who sits on the Board, and rentals tend to have more HOA rule violations which can be a real headache if you have a couple busy bodies in the community.

Inasmuch as there is no bodily injury nor injury to outrage-protected interests in Alabama (dead bodies, the homeplace, etc.) when there is a denial of coverage, then if I had a title company and had such concerns, I'd probably come down on the side of turning down the applicant.

As the buyer, I'd want them gone, fix the place, raise it to just below market, & screen applicants with a fine-tooth comb (POSSIBLY have the place just a tad under market -- that lets you be a bit pickier about who you let move in, vs taking the first warm body that has the $).For me, MySmartMove has been really, really useful for screening.

Most of the people who hire us either have multiple units or if its just a single unit or house they work full time and do not have the time nor inclination to track all of the details needed such as making sure the unit is properly cleaned between guests, managing stocking of supplies, changing remote batteries, keeping sheets and towels fresh and most important of all being available on a moments notice if there is a problem.The platforms like AirBnB weight the guest reviews very heavily in how your property is ranked so positive guest reviews are directly correlated with the amount of money the unit earns each month.But having said all that I would recommend managing yourself if you have the time and energy - it can actually be a lot of fun!
