I've been owning a condo in NJ for about 2 years (owner-occupied) and I'm thinking of selling it and relocating to California (the greater Los Angeles area or Palm Springs for personal and professional reasons).

So just so I am on the same page: If I were to instead buy a SFH and rent out bedrooms, would this no longer be an issue?

I am in the process of purchasing a condo as investment, and it occurred to me I may get a deal on the purchase price if I ask the listing agent to represent me as the buyer as well.

But it depends on how many bedrooms etc.

If you are willing to rent them a room in your house/condo you can help cover your rent.I would stress to only buy a place that would cash flow once you move out.

We go to the upstairs bedroom and the bathtub has 4 cracks that are clearly leaking water.

One of mine comes to mind as an example - mixed use building (2 retail spaces on the main level and a 2 bedroom apartment upstairs), great area too.

The back of the house has an attached unit that could be renovated and used for a one bedroom long-term rental or a 4 person short-term rental.

I purchased a condo in Portland, Maine with cash five years ago for $155K.
