Both of my rental houses are doing well producing good cash flow, but back in my back of my head, I'm telling myself another rent house will be a smart decision, but that's hasn’t not happening till 6 more months and I know vehicles are bad investments but when do we start enjoying ourselves

Based on my basic research, this area mixed with SFH and rental apartment building, the crime rate shows tier 2 from Trulia (not that bad), and vacancy rate is around 15%.

He is broke with bad credit, so I assume they financed him somehow...

The property Is in very very very bad shape.

Berkeley and parts of Huntersville near the zoo didn't seem too bad either.

Bad luck comes in threes ( and fours sometimes)  A little over a month  ago I picked up a nice little 2/1 to rehab and rent out .

My fear when picking up a multi is that I'm inheriting bad tenants that I'll have to pay to evict...while paying for the building in it's entirety without any cash coming in.

There are 100 investors that have been broken by this city for every 1 that made a buck - if you can look in the mirror and think you are bad *** enough to beat the odds dive in... if you have a doubt, stick to the burbs.P.S. - If you think you will just find a great PM to help you - you are sadly mistaken there too
