Sounds like there would need to be some repairs so if they do decide to move, you would have some down time and lost rent as well as the repairs to bring it back up to rent ready. 

I also connected with another BP member in WA as a back-up in case I don't like what the credit unions offer and we can work together on refi's for rental properties in the future.

I had no damage beyond the pipes themselves, and as a point of reference it ran about $3k for them to do the repair work and get the system itself back up and running.
