One tip I can give you is to shift your mindset and start thinking of and putting yourself out there as a real estate investor. 

Rent Manager seems great on the tenant side of things but lacks the ability to automatically link expense accounts and bank accounts to automate the accounting side of things. 

I think you're on a good track with that 'investor' mindset but as an agent I see a lot of homes in the market that have been vacant for years bc of it's apart of the estate and since the heir doesnt have any real tie to it and it's 'free money' they're less motivated to make any shifts.

When doing the beam on the left, it looks like that is shifted to the left a bit (ie the right side isn't flush with the wall). 

I am currently working full time as a RN in Los Angeles and I pick up at least two extra shifts/ month.

With that being said, I can see a large shift from people living in the downtown area (Rittenhouse, Logans square, even fishtown) to some of the more up and coming areas (brewerytown, fairmount, etc).

Just have to bake this into the rental price.I thought Vrbo and Airbnb automatically took out these taxes and remits them on behalf of the owner?

Most leases state that they automatically change to month-to-month and require 30/60 day notice to terminate or change lease terms.
