I always tell potential tenants at this state that the property they are calling about will very likly be already rented by the time they can get approval to move, but we would be happy to assist them with housing once they are further along if we have something they will quailfy for.The first thing is that she has not yet given notice.

If he can’t get financing today he likely won’t in 24 months so putting a balloon on it isn’t going to likely work and will just result in you getting the property back but  with needed repairs and deferred maintenance which will be a huge expensive headache .

From what I have read, banks would not loan to new LLC's without proof of income.Furthermore, I have inquired for a lawyer's assistance with LLC formation and he quoted me $2000 to $2,500 for professional fees.
