I would ask my realtor for rental rate or like Kevin mentioned check what section 8 would pay.

The cash on cash return is much more unpredictable with gas being included, and this is concerning for me.I am wondering how its worked out for other landlords who do any of the above I mentioned and if so, have you gotten any push back from current or even prospective tenants? 

And as others have mentioned I've never heard of anyone getting a refund for those taxes paid...ever.

Like a number have people have mentioned, don't be so quick to get in to direct mail.

Also like Matthew mentions above, each city/state has their own zoning and codes, working with a knowledgeable developer in the areas who would also help you install the container homes would help tremendously imho.
