Typically in those types of arrangements when money is coming in the door it goes to the money partner first to lower their balance as you are splitting profits not income. 

I agree fully with Andrew.You are confusing the legal laws under which an organization is structured, which is nearly always dictated by a given state, with the federal tax structure that the entity is operating under, which is dictated under the Feds.For income tax purposes an LLC is most often either a disregarded entity (wholly owned), or a Partnership (multiple owners). 

If you're just an individual that buys real estate but makes primary income from another source, just buy good properties off of the MLS and hold on to 'em. 10 years from now, the purchase price doesn't mean much or really change your return.It's like trying to buy/trade stocks rather than index funds.

Advice NeededTLDR - Spend an additional $30k now to upgrade the sewer system on-site while the contractor is already mobilized or go with a sewer injection pump which is likely a viable solution the will last for years with proper maintenance. 

I am as green as they get in real estate investments but I truly believe it is the best way to go to create residual income and financial security for my family's future.
