Anyone in this space, i would love to learn what you know or atleast love to speak on this space with you as I know it’s best to speak with someone actively doing it.

With that said our deal was: we would buy the property increase value (we have been able to increase rents and the commercial space wasn't rented at the time, we are about to rent that out) and then refinance, the thought was we could get the initial cash out after increasing the value of the property and repeat (sound familiar) - after which we would be 50/50 partners on the property.To my question - since this is a commercial property, would it make sense and is there value in converting this to a condo, where we could get more favorable terms on the residential units (30-year mortgages and 20% DP) versus the terms we have right now?

Unless you have the ability to access the property pre-foreclosure, you are effectively buying sight unseen at the auction.  

This basically made this extended space worthless. 

But non-lenders cannot reasonably get access to it short of bribing someone from within. 

Pest control including but not limited to mice, ants, small rodents, etcwould typically be based on cleanliness of the living spaces... and aren't likely to injure someone.

The high end areas are killing it in the retail space, but it's tough for a buy and hold investor to find a deal with decent cash flow (though I did find one ;) ).
