I am planning on purchasing a property by the start of my sophomore year of college, and it is completely up to me to secure financing, because I absolutely do not want to involve family or friends with my first couple investments.

This is my first post here as I am brand new to both BiggerPockets and property investments.I have some money lying around in my bank account that's doing absolutely nothing (was made from my business), and so I was looking to build some (relatively) passive income and turn that liquid cash into property assets.I am prepared to invest up to $150,000 CAD ($140K USD) into rental properties.I would like my investments to be as passive and hands-off as possible, and so I would definitely be hiring a property management company.I have endless questions, but I guess my first would be whether it'd be better to buy off properties in whole first, or to take on mortgages.

., I got 300 net cash flow per month, using 50 percent rule.But even if it gets down to 200, it still seems ok.Not an absolute steal.No seems like maintence has been kept up pretty well.

I just bought a new property and, in talking to my landlord friends, have found that most of them don't provide any of these.Installing a dishwasher in my new property would mean:1) cutting out some of the cabinets (it's a 1951 house, so the kitchen is already small, with limited cabinet space) or2) get a portable one that the tenant could connect to the sink when neededThe washer and dryer would be easy to put in, but the hookups are also positioned where it would be easy for a tenant to get them themselves (directly by outside door) without danger of tearing up the floors.I want to be able to charge fairly high rents for the property, and preferably rent to a family (it's in a hot neighborhood and has an absolutely gorgeous and huge backyard, which is rare).
