As you're filling your head with all this information, attend some local REIA meet-ups and get to know some people in the industry. 

If you find or attend any, let me know how it goes for you, I'm also looking to find and attend local meetings.

I have found the Sarasota REIA information already and plan to attending a Wednesday meeting soon.

I have also rented as a student off campus for 3 years that I attended.

Read books on investing in real estate, listen to the podcasts, attend webinars and stay active on the forums while connecting with other investors in your area and pick a niche.

Attend local REIAs and let people in your market know who you are and what you're looking to do.Best of luck to you!
