Is there a rule of thumb per square foot on how much this should cost?  

Typically, interior work that doesn't add square footage or change the structure isn't usually going to need a permit.

Most places that I know of hover around $100 - $110 square foot. 

Just started studying for my Washington RE License  and leases came up.  

This can be broken as a straight "what would you pay in rent for X bedrooms and Y bathrooms and Z square feet vs what a monthly mortgage cost would be for an equivalent", or by mixing in other costs that come with homeownership, like repairs, lawncare, etc.St.

My wife's aunt owns a home up in Washington (we're in LA- way too hot for us to start investing here).

Seattle- 3.3% employment growth- Amazon new 300,000 square foot expansion (an employee takes up about 250 sq. ft.)- WeWork 500,000 square foot lease in Belltown4.)

The house is a 3/2 SFR and the square footage is 1602.

They will give quotes of cost per square foot over the phone or send a representative should you need a more detailed and specific scope of work breakdown.
