I am looking for a Investor Friendly Title Company in Bucks County Pa.

I Just sold a property that I owned for 5 years for 400K and have 2 replacement properties identified.Property A, I have been in escrow for the the last which had title problems and is nearly resolved (at purchase price of 600k) and property B which I am also in escrow for 300k and must close next week.

You have the option of entering into a lease purchase with your friend that makes you the tenant/buyer and her the landlord/seller or making a purchase of the home subject to the existing mortgage.A lease purchase gives you the rights and responsibilities of the owner without title.

The title is "DONE!

Any update on the title for the East Orange property?

I still have not received a title and it has been over a month.

Sometimes you can't get them permitted to move, most places don't want them, insurance and financing are problematic.  

The last 3 have real estate investing in mind.The Ultimate Guide to Real Estate Investing, and a few other ultimate guides here on Bigger pockets, and Phil Pustejovsky's How to become a Real Estate Investor -I think I have these Titles right- are good sources also.  

The question is:When purchasing properties on Hubzu, are you guaranteed clean title at close?
