There are so many ways that one can achieve success by walking right down the middle of the compliance highway and not getting off into the margins. 

Anyone who has seen a general contractor successfully transition to real estate investing, I'd love to hear what worked.

Watching probably over 100 podcasts by now it seems the majority of successful investors are against this practice as well.

They have been so successful that at least 13 states now have them and others have different variations of them.

Unless you live very far from the property, you must manage this small property yourself if you wish to have a financially successful investment. 

Technology merely makes it so a real estate agent can be more efficient and more successful.
