I was going to add to seatch county records for his deals to find the companies he uses. ie title company, lawyer and or property manager.

and is that what failed.your title report should show any easements of record and who they benefit. 

Appfolio might even have an API with Quickbooks that will export the records to Quickbooks automatically.  

This can also be a big incentive for them to police their visitors and occupants.I also agree that most people know better than to have an eviction on their record. 

If it’s a 40% return as you stated, it should be pretty easy to get someone with the balance sheet, track record, and banking relationships to do the deal with you.

@Stephen Brown Seriously not worth chasing this deal; using basic software tools or even a trip to the records office can give you an idea of what the balance is.

If you didn't win a Respectful debate with an inspector on the site, or at least get him to pause and return, your stuck doing what he asks for in this instance.That being said, its fair to argue with them that the plumbing permit can be inspected and finalized, and a separate  citation against the property should be recorded for whatever violation the inspector believes must be addressed.  

We set a time to arrive with the officer and have paperwork to serve the tenant; (everything you go over in front of the officer) Here in Texas they can do nothing other than observe but they do have to write a report for their department which is a great tool when you sue the tenant for damages or eviction.Good Luck keep records of every text, email at this point do not speak in person with the tenant unless you have protection and witness.
