I was looking into the Reading and Scranton areas! 

Would this just include all LLCs (since all LLCs are corporations), or do they specify an LLC with specific criteria since by corporation they mean non-LLC corporations?

I’ve made some valuable connections here and picked up a lot of helpful advice from the forums.I’m an investor and real estate agent in the Grandstrand area, so we might even have opportunities to help each other out in the future.

Looking for some advice on how 1031 will view rehab costs/ ARV on something like this?

I’m on an H1B visa, so I can’t do any active work myself, which means I'll need to delegate (I understand this will affect margins, but I’m okay with that). 

However, this method often fails because it doesn't account for operating costs.

So you'll have to find agents who knows how this works.

I also suspect the seller's friend rented the other unit because the rent is cheap and the landlord is a pushover.I would look at this entire situation carefully.

This means back stairs, fire escape, usually things that nobody wants to pay for in the neighborhood of 15-25k.
