I have all of the respect in the worlf for the MPD street cops (most are cool or at least decent guys too) but we're way understaffed and our mayor, who I used think was a decent guy even if I don't agree with him on a whole lot is out to lunch, like on a permanent basis!

But you should be able to get a better feel for what the seller is comfortable with if you have that conversation with them.Going by the credit union option, to do better you could offer to do a 20% down payment at 6% interest, with interest only payments on a 5 year balloon. 5 years should be enough time for you to figure out more permanent financing, and have taken advantage of the generous terms the seller is offering.Good luck, and let us know what you work out!

Since I'm in a time crunch, negotiations with the city prior to closing may be impossible, but after closing the city may feel as if they have no inventive to settle since a rich, fat cat investor now owns the properties.Any thoughts?

http://www.hud.gov/offices/adm/hudclips/guidebooks/7420.10G/7420g10GUID.pdfIf so page 10-8 doesn't really say "you can't have pull Chains" but it does say you need "Permanent" wall or ceiling mounted fixtures (kitchen & bath), I could understand if the inspector views pull chains as non-permanent.

Its permanantly attached to the land and taxed as real property, FNMA/FHLMC would do it as a primary or secondary but they do not allow for investors.Any thoughts?
