I'd say good luck getting showings, inspections, or any of that done with an angry L/O Tenant in there.

If I were in your shoes, this is what I'd do. 1. review/read the details of minimal requirements (see Brian's link)2. compare the agent's proposal against the requirements and see how they match3. determine your comfort level and decide...Sidebar: I took a few minutes to see if I could find any recent L/O agreements in Cumberland county.

You are supposed to serve the other parties, but if you cannot find them you can publish your summons to them in the newspaper. 

Your tenant will be out in a matter of months and you'll have to repurpose the area.As with any industry, there will always be room for the little guys if they can find some niche that serves a market segment not covered by the big boys. 

"Buyer" got served the counter suit and their counsel has filed for an extension to answer.
