What gives you the impression of high crime there?

I work a full-time job, a side gig as a food delivery driver, moderate for BiggerPockets, gym, family, friends, & etc, but I still self-manage my properties usually from my cell phone, lol!

It is not a highly desirable place in Indy, it is more of a low C/D area.

I know the general basics of the market, the business model, etc, but I was hoping to take my knowledge to the next level.My biggest goal right now is to own a rental property before I graduate college (currently a junior in high school).For context, I love reading books about investing and personal finance (I have a very solid foundation of knowledge built up) and I currently have a portfolio of about 11k between stocks and crypto. 

This Mountain Modern condominium has high-end finishes in kitchen and bathrooms including heated floors and custom built-ins in the living room.

Some lawyers will help you but the cost of the contracts will get pretty high pretty quick.

It's counter intuitive however, we find this approach to be highly effective. 

This is especially important in highly appreciating markets. 

You can continue to roll over for up to 5 years.If you cannot use the charitable deduction, you can sometimes sell the properties to a high income individual who CAN use them. 

I'm investing in markets with both high population and job growth.
