Will a good water proof underlayment be enough and who can I call to kill the flees and God knows what else around the house.

Thank God my parents didn't, sure I was upset when I was 15 and found out I had to buy my own car while my classmates were given brand new Mercedes, BMWs, one kid got an Alfa Romeo, and here I was with a 10 year old Jeep.

Think we all understand the 'Theory' of an inspection and IMO, it's foolish to defend someone so blatantly in the wrong.Sale is closed, so it's all moot now, thank God!

We ended up taking the vents apart and removed about 15" of lint that had built up over god knows how long.

Redding is in a beautiful area, has god-awful hot summers (but not humid), but mild winters, and believe it or not, the property isn't horribly expensive in that area of CA.  

This might be better in the long run , you said you wanted to remodel and get more rent so maybe you can get rid of this tenant legally and move forward with your plans ..good luck and God Speed 

Of course it turns out they replaced the faucet (a white faucet on a stainless steel sink) and because they didn't put it together right, they wanted me to pay the cost to hire a plumber to fix it for them, claiming there was a leak before...I get most renters are generally low income, unintelligent people compared to us "rich landlords" but my GOD, I'm wondering if renting to people this dumb is not a huge liability. 

We do own a condo that has a built in washer and dryer thank god we haven't had any issues with those either but once again it was purchased with the property.
