Start watching the podcasts for they will open your eyes to how many different approaches that is available to take.  

What would be great is to watch someone in person negotiate deals and get hands on experience but I know that would be tough unless you knew someone in the business well.Thx and sorry for all the newbie questions.

I'd encourage you to go to YouTube and watch Steve Job's commencement address at Stanford.

In my studies the message is to you due diligence and calculate costs and then I watched a training where the investor made an offer on the spot with a few simple calculations. 

I waited but had moved on to other deals, I watched.

I'm originally from Lynchburg and went to UVA for college (in fact I'm watching UVA-FSU basketball game while writing this!).  

A straight FHA is as stated above.I suggest that you both go see a lender before you get married to pre-qualify, I've seen many surprises out of newly marrieds (funny to watch them explain things) as things pop up.

They drive up to the house and call me, I give them the lock box code, in they go and I'm right there with them.When it's time to leave I get to watch them put the keys back in the box.

We have been doing a lot of research, reading and watching videos and feel it is time to put our knowledge to work.
