From my recollection things can change from block to block there - If you want to avoid a bad situation drive around on a weekend in the afternoon - Sunday on a nice day - see if families are milling about or a bunch of WT dirtbags or drug addicts living in rentals the other landlords dont care about up and down the block.Or go for a walk in the evenings with your dog and simply walk the sidewalks and take it all in.

I was wanting to buy a rental property, but not sure if I can qualify for financing with my criteria.Also, there is a good chance I will be starting up a business(car dealer) in the next few months, so I don't think buying a property so recently will look good when it comes to getting a business loan.

call the cops and tell them you went to check on your place and saw someone moving around inside and you don't know if it's a burglar or drug addict or what. and park a few blocks away and wait until they show up.

Cut paste, rearrange and make the lease what you want. or go to office supply and get a generic one. really it's best to have your lease and paperwork ready before you market your rental. and addendum's for crime free/ drug free,. lead, pet, security deposit should really be first priority to have set.
