Cash invested: $80,000 Househack with roommates and airbnb What made you interested in investing in this type of deal?

My out-of-state clients are successfully purchasing BRRRRs and flips deals here because you can still find cash flowing and 1% rule deals here with tons of appreciation.

I fill like my due diligence would require the guarantor/co-signer to fill out the application because I now have to vet them to guarantee rent payment. 

Cash flow is gonna be tough here.  

I have been investing for 20 plus years in long term rentals and want to purchase my first STR for greater cash flow and appreciation.

For example, if the tenant breaks a window and you spend $250 repairing it (materials & labor), you bill that back to them to be paid with the next rent payment.

Plus location of existing multi's that are "affordable" hurts the cash flow numbers.

They only made a partial payment.

That said, I know a few MHP operators that make some pretty tremendous money on the trailers, mostly by renting to people who need to pay in cash and have someone not ask a lot of questions - illegal/undocumented immigrants, transients, probably some criminals for sure, sometimes people (mostly women) hiding from domestic abusers, etc.

But once I got my first cash flow check, followed by a refi, I was hooked.thanks for sharingGino
