Hi @Atwan Kwan I didn't find anything in the Maryland laws either so there doesn't appear to be specific rules for your state in regards to the order you accept applicants.

It would appear to me that flexibility would be more important than fixed numbers, and your Home Depot, Lowes or Sears credit card may be your best friend.

It would appear that nothing passes the 2% test. 50% rule seems to be working ok, but I'm curious if anyone uses it around here or if anyone has other quick tests they run.

Class B tenants usually do not have much in the way of financial reserves; family will often cover rent if the tenant finds themselves in a pinch.Your Class A SFH may appear to be less work initially, but is it only because LLs tend to place a tenant and then ignore the house, as long as the rent checks keep coming?
