One hard money lender told me they don't do loans of that nature, and I am meeting with a different one tomorrow.Curious if anyone has any solutions.Thanks! 

I am converting my garage (attached to my main home) into an ADU in California, and I will rent out the unit when complete.

I am working my way through "Start With Strategy" by Dave Meyer, and I am enjoying it a lot.

I am passionate about real estate investing and I am particularly passionate about commercial, small multifamily, single family houses, apartments, notes, condos, mobile home parks, self storage, wholesaling, development, short-term rentals, flipping, rentals, BRRRR, and house hacking.Outside of real estate, I enjoy helping fix the financial goals towards retirement, help people looking for health Insurance, Life Insurance and annuities.

My application says the home should rent for $1500 and is worth $195k. 

Conversely once the unit is finished and I post great quality pictures and have showings I am able to rent the units very quickly.

My wife and I love skiing but we live in TN so have to look out of state.

Let's say my 1st mortgage balance is $600k and I want to take out a 2nd mortgage for $150k for home improvements which makes the interest on the 2nd deductible as well.
